Signs of life surface in down housing market

Home Builders Association numbers show decline in permits

New home numbers remain down for Spring Hill, but an influx of activity in September has given planning officials hope that the housing market may be on the mend.

According to statistics from the Home Builders Association of Greater Kansas City, the Miami County portion of Spring Hill has recorded only one new single family home from January through August compared to nine during that same time period last year. Likewise, the numbers for the Johnson County portion of the city have dropped from 32 new homes last year to 8 new homes this year.

Planning secretary Mary Nolen said the housing market as a whole is to blame, and it’s forcing developers to rethink their options. On Thursday, the Spring Hill Planning Commission will review a request to rezone The Crossings at Spring Hill from single-family residential to two-family residential. The subdivision is located near the southwest corner of 191st Street and Woodland Road.

Nolen said she can understand the change, as many people are looking to get out of apartments but can’t afford their own home. A two-family dwelling could be attractive to such people, she said.

Despite the down slide in the housing market, Nolen said there have been recent signs of life. In September alone, she has received applications for three new home permits for the Estates at Wolf Creek, which is located south of 191st Street and west of Ridgeview Road.

“That’s about 30 percent of our total so far this year in one month,” Nolen said.

The discussion about the rezoning of The Crossings at Spring Hill will begin at 7 p.m. Thursday at the Spring Hill Civic Center.

“It will be interesting to see what the response is,” Nolen said.
