Developer requests rezoning of residential development
Two-family homes may be allowed at The Crossings at Spring Hill

The changing housing market may push Spring Hill planners to approve a request to rezone a portion of a residential development.
The issue is one of many scheduled to be tackled at the Spring Hill Planning Commission meeting Thursday at 7 p.m. at the Spring Hill Civic Center.
Andrew Schlagel has submitted an application to rezone a portion of the preliminary plat for The Crossings at Spring Hill from single-family residential to two-family residential. The subdivision is located near the southwest corner of 191st Street and Woodland Road.
According to a city memorandum, the Spring Hill comprehensive plan does not totally support the concept of large residential developments without a mixture of singe-family, two-family and multi-family dwellings, but it does recognize the need to adjust to changing economic conditions and the current home-buyers market.
The planning staff outlined the situation in a report included in the packet for Thursday’s meeting. In the report, staff said “considering the current housing crisis and the construction of the BNSF Intermodal in Gardner, the city of Spring Hill could benefit from a growth standpoint if affordable two-family homes are available ... However denial of the request could result in continued difficulty to develop and market the property considering the current housing crisis.”
