Planners OK 252-acre project

A 252-acre project featuring houses, apartments and office buildings has cleared its first hurdle at City Hall.

The Overland Park Planning Commission approved a recommendation to rezone the tract at the southwest corner of 179th Street and Quivira Road, and the plan now goes to the City Council for consideration Sept. 15.

The proposal, submitted by Price Development Group, includes plans for 411 single-family house lots, 361 apartment units in 26 buildings, and 132 townhouse units in 33 buildings.

The six office buildings in the plan, which would be built along 179th Street at the northern edge of the property, would contain 106,000 square feet of floor space.

A bike-hike trail would be provided along the collector streets running through the property. The city would be responsible for maintaining the trails.

The property is just south of the future Blue Valley Southwest High School, currently under development.

The Planning Commission also recommended approval of plans for two Price Development Group projects southeast of 135th Street and Pflumm Road.

A revised preliminary plan for Stonepost Ranch commercial development received approval. The revised plan is smaller in scope than the original. The land area has been reduced from 24 acres to just under eight acres, and total building square footage went from 210,150 square feet to 64,420.

Ten one-story buildings are proposed, with all but one of those buildings ranging from 6,000 to 8,700 square feet. There also is a 3,400-square-foot structure, which city staff anticipates could be a restaurant.

Price Development’s other proposed project at the site is for garden apartments that would extend the Stonepost Ranch apartment project. The proposals now go to the City Council for consideration on Sept. 15.
